These are my prices for listing photos, Zillow 3D tours and listing video in Northwest Arkansas: the same figures the booking form on my real estate page shows, with what each one includes.

Packages are priced by the home's finished square footage. Add-ons are flat prices and go with any package.

How much do listing photos cost?

Listing Photos is the photo package: everything the MLS and Zillow need, and nothing they do not. By home size:

  • Under 2,000 sq ft: $165, 25 photos
  • 2,000–3,499 sq ft: $195, 35 photos
  • 3,500–4,999 sq ft: $235, 45 photos
  • 5,000 sq ft and up: $285, 60 photos

It includes:

  • HDR photographs of every room, the exterior, and the details that sell the house
  • Verticals straightened, color corrected, windows balanced so the view outside shows
  • Delivered in two sizes — MLS-ready, and full resolution for print
  • Unlimited use for marketing the listing

What does a Zillow 3D tour and floor plan cost?

Zillow Showcase is the photos, 3D tour and floor plan a Showcase listing needs. The tour and the floor plan come from the same 360 camera capture, on the same visit as the photos, which is why they are sold together. By home size:

  • Under 2,000 sq ft: $275, 25 photos
  • 2,000–3,499 sq ft: $325, 35 photos
  • 3,500–4,999 sq ft: $385, 45 photos
  • 5,000 sq ft and up: $465, 60 photos

It includes everything in Listing Photos, plus:

  • A Zillow 3D Home virtual tour, captured on a 360 camera and published to the listing
  • An interactive floor plan, room by room, linked to the tour — Zillow Showcase listings require one
  • A shareable tour link for your own marketing

Why does the price depend on square footage?

A bigger home has more rooms to photograph and takes longer at the house. So each size band delivers more photos, 25, 35, 45 and 60, and the booking calendar sets aside a longer appointment for a bigger job. Use the home's finished square footage to pick the band.

What do the add-ons cost?

Each add-on is a flat price on top of the package:

  • Twilight exteriors, $95. A second visit at dusk, timed to the minutes just after sunset. I turn on every light and photograph the front of the house and the other outdoor angles worth showing against the evening sky, edited to match the daytime photos. A real twilight shoot, not a sky pasted in afterwards.
  • Premium social reel, $150. It opens with you on camera introducing the home, filmed during the same visit, then walks through the strongest rooms with licensed music. You get a vertical 9:16 reel of 30 to 60 seconds for Instagram, TikTok and Facebook, and a horizontal walkthrough of about a minute, branded and unbranded, for the MLS, Zillow and YouTube.
  • AI listing video, $50. A 15 to 20 second vertical video for Instagram, TikTok and Facebook, made from the listing photos. More on it below.
  • Community and amenity photos, $40. Five to ten edited photos of the pool, clubhouse, park, playground or trails, depending on what the community has. Shot during the same visit and delivered with the listing photos.

What is an AI listing video?

It is a short vertical video made from the listing photos I already took, so it adds no time at the house. The camera glides through each room, empty rooms fill with furniture, and the house turns from day to dusk.

None of that movement or furniture was filmed. It is generated by AI, and AI can change small details, like light fixtures. That is why every virtually staged room and AI shot is labeled as AI on screen.

The video carries the room names and the home's size on screen, with your price and details on the closing card. The real estate page has an example, made from the photos of a Tontitown listing.

Is sales tax included in the price?

No. Prices are before Arkansas sales tax, which is added to the invoice. The booking form shows your total before tax as you pick the package and add-ons.

What can I use the photos for?

The photos come with unlimited use for marketing the listing, in any medium — the MLS, Zillow, Realtor.com, social, and print. To see the work first, the real estate page shows a recent listing in Tontitown: 24 HDR photographs and a Zillow 3D tour.

How do I book a listing shoot?

On the real estate page. Pick the home size, the package and any add-ons, and the calendar only lets you choose days that have room for that shoot. The start times are real openings on my calendar, shown in Central time. Then add the property address, when the listing goes on the MLS, whether the house is occupied or vacant, and any access notes.

The time is held for you when you book, and I confirm it within one business day. Twilight is its own visit at dusk, so I set that time when I confirm. If the light suits the house better at another time of day, I will say so then.

I shoot the house myself, and I am the one who edits and delivers it. 3D tours and floor plans are published to the Zillow listing, with a link to share.

Turnaround: Photos and 3D tours the next business day. Video within two business days.

Payment: Nothing up front. The invoice comes with your files, and they are released once it is paid.

Before the day, how to prepare a house for listing photos covers what the seller can do to get ready. If it is easier by phone, call 479-445-3705.
